What we like
ServicePlus Home Warranty offers protection plans for all residential property types, including single-family residences, condominiums, townhouses, mobile homes and multi-family homes. Some competitors, like Liberty Home Guard, also have specialized plans for mobile homes, but many others that we reviewed don’t let you specify property type. With ServicePlus Home Warranty, you get a small discount for mobile home coverage. The discount is only around $12 to $15 a year, which can add up over time.
The company’s monthly pricing with discounts (around $42 per month) is also below the industry average of between $50 and $60. While the customer service is lacking based on customer reviews, the company has a 24/7 hotline for making claims, providing peace of mind that you can submit claims in emergencies.
What we don’t like
ServicePlus has poor BBB customer ratings — 1.14 out of 5. ServicePlus’s poor customer review scores suggest the company’s service might not be worth the money, regardless of the price. More concerning is the BBB’s alert about the company, which details an alleged history of deceptive marketing practices culminating in a legal claim and a settlement for $750,000.
We don’t recommend ServicePlus Home Warranty. There are more affordable home warranty companies that provide better value for your money.

ServicePlus Home Warranty pros and cons
ServicePlus sells only two plans, and although you can supplement either plan by adding one or more of the 18 add-ons, the base product is lacking.
ServicePlus Home Warranty has a free cancellation policy that allows you to cancel an agreement penalty-free within 30 days of purchase. This has become standard in the industry, and we like that ServicePlus meets that standard.
ServicePlus has a 30-day workmanship warranty, which benefits customers but is half as long as Select Home Warranty’s workmanship guarantee (60 days) and 2-10 Home Buyer’s Warranty, whose guarantee lasts for the length of a contract (often an entire year).

- ServicePlus has a 30-day money-back guarantee, so you can always cancel within the first month and get all your money back. (There’s also a 30-day waiting period before coverage kicks in, so the guarantee ends when coverage begins.)
What does ServicePlus Home Warranty offer?
Both ServicePlus home warranty plans come with a 30-day money-back guarantee, so you can cancel at any point during the first month for a full refund. That 30-day period is also a waiting period, so coverage won’t begin until after that point. The company notes that it might waive the waiting period if you provide proof that you’re coming from another home warranty company with no lapse in coverage.

- ServicePlus sometimes offers seasonal discounts. I was offered a sale discount that included two free months of coverage plus $250 off the policy cost.
Each covered item has a long list of exclusions, which you can see in the ServicePlus sample contract. As with most providers, ServicePlus doesn’t cover preexisting conditions, whether or not they were known to you when you signed up. It also doesn’t cover damage that isn’t a direct result of normal wear and tear, and it doesn’t cover removal or disposal fees for old material that your contractors replace or upgrade.
You can customize either of the policies with up to 18 add-on coverages. Each add-on has specific exclusions, which the company lists in the sample contract.

What does ServicePlus Home Warranty not cover?
All the covered items in the ServicePlus home warranties have exclusions, including each of the add-ons. The list of excluded items is extensive, so you should read each in the sample contract to understand what your policy covers.
In addition to per-covered-item exclusions, there are a few general exclusions you should be aware of:

- Any finishing beyond “rough finishing” after service is completed
- Collapsed ductwork
- Commercial appliances or components

ServicePlus Home Warranty makes it easy to contact a representative whether or not you have an active contract. You can contact the company 24/7 via phone, email or mobile app to submit and track claims. The app is easy to use and provides access to claim information and payment history. It also sends reminders of upcoming service appointments and includes a knowledge base on caring for and diagnosing issues with your covered items.
I called ServicePlus as a secret shopper to see what the customer service was like, and I was pleasantly surprised to connect with a live representative after only one ring. The representative was helpful, friendly and knowledgeable about the coverage options and pricing.
Unfortunately, I reviewed ServicePlus Home Warranty reviews online and determined that the quality of the service is likely to decline after you sign up. The reviews below should give you a good idea of what to expect from the company after purchasing a plan:
The fine print: Terms and conditions you should know
ServicePlus Home Warranty’s sample contract lists many exclusions, so you should understand what components are covered and which ones are not.
In addition to per-item and general exclusions, you should also be aware that while you have no limits to the number of claims you can file during your contract term, you have monetary limits on payouts for some covered items. They include:
- $500 maximum for rough finishing after fixing plumbing leaks
- $500 maximum for diagnosing and repairing any covered plumbing damages
- $500 maximum each for access, diagnostics and repairs to plumbing system, water heater, whirlpool tub, electrical system, garage door opener, pool and spa equipment, roof leaks, sump pumps, well pumps, septic systems and water softeners
- $400 maximum for access, diagnostics and repairs to ceiling and exhaust fans
- $200 maximum for access, diagnostics and repairs to central vacuum systems, all types of ice makers and sprinkler systems
- $200 maximum for access, diagnostics and pumping for septic systems
ServicePlus Home Warranty vs. competitors
After examining other top home warranty companies, we don’t recommend ServicePlus Home Warranty. Its base plans cost about twice as much as those from competing companies; its list of exclusions is long; and the customer service scores on the BBB and other third-party review sites are well below average. Combined with the company’s history of lawsuits for alleged deceptive marketing tactics and business practices, we don’t believe ServicePlus Home Warranty is a good option for homeowners.
If you’re looking for a premium plan and are comfortable with the high monthly cost of ServicePlus options, we’d recommend American Home Shield. The plans range from $79.99 to $129.99 per month, but they have much higher coverage caps than ServicePlus — up to $5,000 for heating and AC systems and $4,000 for each appliance — and it has a better customer review score on the BBB’s website that’s closer to the industry average. For a plan that offers excellent coverage for the money, we recommend Select Home Warranty.
